No. The site visit, the survey and the written proposal are free and carry no obligation. We only invoice if the work is awarded and signed off.
The scope of works item by item, the specific materials with brand and grade, the delivery schedule and the final price including tax. If something unforeseen appears during the works — hidden damp, structure in worse condition than was visible — we stop, document it and get it approved separately before carrying on. Nothing is ever added to the invoice without prior written authorisation.
A home of 80 to 100 m² usually takes between ten and fourteen weeks, including building services, tiling, flooring, joinery and painting. Facade refurbishment depends on the area and the scaffolding system: between six weeks and four months. The specific schedule is always set out in writing in the quote.
For communal areas and facades, yes: we plan so that entrances, lifts and services stay in use, with any brief interruptions announced in advance. For a full home renovation it is not advisable, because water, electricity and flooring are all affected at once. For a bathroom or kitchen refit we can phase the work so the home stays habitable.
Communal elements — facade, roof, courtyards, entrance hall, shared services — are paid for by the residents’ association and split between owners according to each home’s share of the freehold. The work is approved at a general meeting and is usually funded from the reserve fund, through a special levy, or a combination of both. We prepare the quote with the breakdown the property manager needs to take it to the meeting.
Finishing work carries the statutory one-year guarantee against defective workmanship. Elements affecting habitability — waterproofing, building services — are covered for three years, and structural elements for ten, under Spanish building legislation. Materials carry the manufacturer’s guarantee, handed over documented on completion.
