Facade and balcony refurbishment

The challenge

The facade had gone more than two decades without work. Mortar was coming away from the balcony edges, posing a risk to the street below, and vertical cracks were letting water into the upper-floor flats. The building faces a narrow street with traffic and shops at ground level.

The solution

Scaffolding was erected with a protective canopy so that the pavement and the shop entrances stayed open throughout. Balcony edges were cut back to sound reinforcement, passivated and rebuilt with repair mortar. Cracks were opened, stitched and sealed before the render and a breathable mineral paint were applied.
