Refurbishment and conservation

Work on the building envelope to stop deterioration and extend its service life. The earlier you act, the less building work it takes.

What it involves

Water is what ages a building. A crack in the facade, a spent roof membrane or a badly detailed gully can take years to show, and by the time they do the damage has reached the slab, the services or the flat below. What could have been a repair ends up being a building project.

Conservation means getting there first. We survey the real condition of the envelope, set out plainly what is urgent and what can wait, and propose the work that deals with the cause rather than the visible stain.

What it covers

  1. Facades and party walls

Repair of cracks and spalling, treatment of exposed reinforcement, rendering, monolayer mortar and painting. We also deal with the details where problems usually start: cornices, lintels and junctions with the window frames.

  2. Roofs and roof tiles

Replacement of the waterproof membrane, re-laying of tiles, reinforcement of eaves and valleys, and renewal of gutters and downpipes. Flat roofs are finished with the falls and outlets the drainage actually needs.

  3. Waterproofing

Terraces, roofs, courtyards and planters. The system is chosen for the use and the foot traffic expected, and the materials used are documented so the manufacturer’s warranty can be relied on.

  4. Terraces and balconies

Treatment of the slab edge and exposed reinforcement, new waterproofing, flooring and balustrade. This is the most common item in buildings from the 1960s and 1970s.

  5. Interior courtyards

Light wells and interior courtyards: finishes, downpipes, ventilation and lighting. Narrow, awkward spaces where the access equipment and the order of work need particular care.

  6. Car parks

Waterproofing and drainage, damp treatment, floor painting and markings, along with repairs to ramps and entrance doors.

How we work

Four steps, always the same.

The method is the same across all three services. What changes is the scale, not the way the work is organised.

  1. Site visit and survey

  2. Proposal and fixed quote

  3. Delivery with a named manager

  4. Handover and follow-up

Projects of this kind

Finished work, not renders.

A selection of recent projects in residential buildings and homes across Catalonia.

The projects in this section are sample content created for the prototype. They will be replaced with real work before launch.

Have work of this kind coming up?

The site visit, the survey and the quote are free and carry no obligation. We work across all four Catalan provinces.
